Managing Director, Investments
Jason Ward co-founded FoxRock Properties in 2007. As Managing Director of Investments, he oversees the company’s portfolio, operations and performance. Throughout his 20-year career, Jason’s been involved in over $1-billion in commercial real estate transactions in the retail, industrial, commercial office, and medical sectors. He earned his master’s degree from Harvard University and a bachelor’s degree from the University of North Carolina.
Managing Director, Operations & Asset Management
As Managing Director of Operations and Asset Management, Mark Carroll is responsible for the operating performance of FoxRock’s growing real estate portfolio. He has over 25 years of experience in commercial, industrial, and multi-family real estate, having worked on hundreds of investment and development projects totaling over $1-billion. Mark received a bachelor’s degree in civil engineering from the Massachusetts Institute of Technology and his MBA from the University of California, Los Angeles. Mark lives in Hingham with his wife and children.
Director, Property Management
Megan Calabrese is the Director of Property Management, overseeing the operations for all of the assets in the FoxRock portfolio. During her career, with over 14 years of commercial real estate experience, Megan has overseen more than 8-million square-feet of real estate in the Greater Boston area. Megan received a bachelor’s degree from Framingham State University where she played soccer and basketball. She is currently a member of the South Shore Chamber of Commerce, BOMA, and NAIOP. When not chasing around two toddlers, Megan enjoys golfing, skiing, and a really good cup of coffee. She resides in Hanover with her husband, daughter and son.
Director, Asset Management
Matt Galt is FoxRock’s Director of Asset Management. He coordinates leasing initiatives, capital improvement plans, and is responsible for establishing and implementing a business plan for each asset in the portfolio. He has over 10 years of commercial real estate experience with a diverse background consisting of asset management, project management, property management, leasing and underwriting. Matt has a bachelor’s degree in business administration and finance from Susquehanna University.
Director, Business Development
Bryan Giudicelli is the Director of Business Development, focusing on growth through new acquisitions as well as within FoxRock’s current investment portfolio. During his career, Bryan has sourced numerous investments in both real estate properties and real estate technology-focused businesses. In a past role at FoxRock, he led leasing efforts for the investment portfolio, resulting in over 5 million square-feet of lease transactions. Bryan earned his master’s degree in business administration from Massachusetts Institute of Technology and a bachelor’s degree from Dartmouth College. Bryan lives in Boston with his wife, Casey and daughters, Charlotte and Madelyn.
Director, Design and Construction
Josh Kleinman is a licensed architect with over 10 years of experience in design, construction and real estate development. He joined FoxRock in 2017, leading the development team through all phases of their projects. Prior to joining FoxRock Josh worked at Marc Truant & Associates, serving clients like Harvard University and Wellesley College. As an Architect with Behnisch Architekten’s Boston team, Josh worked on projects including the Harvard School of Engineering and Applied Sciences. Josh has a bachelor’s degree in Environmental Chemistry from Bates College and a Master of Architecture from the University of Michigan. Despite living in New England for over a decade, Josh is still an avid New York sports fan.

As Director of Site Operations, Dan Snyder manages FoxRock’s maintenance and tenant services. Prior to joining FoxRock, Dan spent 22 years at Bennett Management where he managed commercial facilities ranging from restaurants to medical buildings. Dan also founded DGS Services, which specializes in residential remodels and repairs.
Brian Steverman is FoxRock’s Director of Accounting and oversees all aspects of finance and accounting for the company’s portfolio of assets. Brian has over 13 years of experience, having worked for New Balance Athletics and its subsidiaries and holding companies previously. Brian earned a bachelor’s degree in accounting from the University of Rhode Island, and his MBA from Southern New Hampshire University. Brian and his wife live in Hanover and are the proud parents of two daughters. He enjoys spending time golfing and fishing.
As a Development Executive, Enrique Bellido is responsible for the Entitlements, Design and Construction of FoxRock Properties development Projects. Enrique has over 30 years of diverse experience in real estate development. He has worked as an architect for about 10 years and he has also been in the real estate private equity for an additional 10 years. However, most of his career has been invested in managing real estate development projects. Enrique has worked in office, multifamily, assisted living, hotel and industrial projects among others. He has been involved in renovation projects as well as new construction. Enrique received his architecture degree from the University of Arkansas and his Masters of Architecture from Virginia Tech. He likes to spend his free time golfing and barbecuing with friends and family.
Kathy started in the Commercial Real Estate business over 7 years ago at Colliers working as a senior client services specialist in the Suburban and Urban markets as well as a deal coordinator in the Accounting department. She received a bachelor’s degree in English with a minor in music performance from Bridgewater State. Although she’s originally from Chicago, she currently lives in Dorchester with her husband, Michael, who is a Boston Firefighter, her son, Frankie (13) and dog, Alice (10). Kathy enjoys gardening, music, hiking, camping and cooking.
Property Management Coordinator
Kristen Riordan is FoxRock’s Property Management Coordinator and has over 10 years of managerial and administrative experience. Kristen earned a bachelor’s degree from the University of Massachusetts Amherst. She resides in Pembroke with her husband and three kids.
Executive Assistant and Office Management
Amy Stanton is an Executive Assistant and oversees all aspects of office administration. She has over 14 years of experience in office management, employee benefits administration, and accounting support. Amy earned a bachelor’s degree in business management from Lasell College. Amy and her husband live in Weymouth and are the proud parents of two daughters. Amy enjoys attending dance and cheer competitions with her two daughters’ teams as well as teaching tap, jazz, and ballet at a local dance studio.
Senior Associate, Accounting
As a Senior Accounting Associate, Troy Benjamin maintains FoxRock’s financial records. Troy keeps record of the day-to-day transactions, manages accounts payable and receivable, and maintains banking, vendor and other third-party interfaces. Troy earned a bachelor’s degree in business with a concentration in accounting from the University of Massachusetts Boston. Troy and his wife live in Foxborough and are the proud parents of two daughters.
John Cummings oversees FoxRock’s real estate development services, including new-builds and renovation projects. With more than 35 years of experience, he’s skilled in facility management, computerized maintenance system (CMMS), construction management, and space planning. Prior to joining FoxRock, he served for 28 years as the Director of Facilities Services & Construction at Aramark Corporation, where he managed more than 2.5-million square-feet of office and industrial assets across New England and Virginia. John holds degrees in mechanical engineering and industrial electronics. He enjoys spending time in New Hampshire with his family, and fly fishing.
Senior Associate, Marketing & Communications
Kayley Noonan plays an integral role in helping to manage the FoxRock Properties branding, marketing and communications. As a graphic designer and creative thinker, she assists in the development and implementation of campaigns, brand standards, website creation, marketing material and more. She is continually honing and expanding her skill set on all things digital — from SEO and WordPress customization, to paid social and display advertising. She currently lives in Weymouth with her husband and daughter and spends her spare time designing nursery prints for close friends and family.

Kate Bellis is part of FoxRock’s Property Management team, focusing on the company’s Quincy and Braintree portfolio. Kate has 3 years’ experience managing office and industrial properties. She earned a bachelor’s degree in economics at the University of Massachusetts Amherst. Kate is a Connecticut native, and moved to the Boston area just over three years ago. She currently lives in Quincy Center.
Associate, Financial Analysis
Pat Burke rejoins FoxRock in 2020 after interning with the company in the summer of 2018. As FoxRock’s Financial Analysis Associate, he is responsible for the underwriting and analysis of the company’s real estate investments. Prior to rejoining FoxRock, Pat interned with Newmark Knight Frank’s capital markets team in their Boston office. Pat earned a bachelor’s degree in economics from Boston College. He lives in Boston and enjoys spending time golfing.

Colton Dana joined FoxRock in May 2016. He is part of the asset management team, but also works on investments and projects alongside the acquisitions and operations teams. He began his real estate career in college, where he worked in property management, development, and construction. Colton earned a bachelor’s degree from Trinity College where he played baseball. He is currently a member of NAIOP, and lives in South Boston.

Shannon Flynn is FoxRock’s Marketing and Communications Associate. She oversees the company’s public relations and heads all marketing initiatives. Prior to joining FoxRock, Shannon served as the Communications Manager for Spartan Race and a Writer for WHDH-TV. Shannon received a bachelor’s degree in journalism from Keene State College. She is a devoted Patriots fan and currently lives in Medford.

Patrick Lawler joins FoxRock in 2020 as an Associate of Design and Construction and works primarily on development, site visits, budgeting, and research. Prior to joining FoxRock, Pat interned with Newmark Knight Frank’s capital markets team in their Boston office. Pat earned a bachelor’s degree in English and political science from Villanova as well as master’s in public administration certificate. He lives in Boston and enjoys spending time traveling, working out and skiing.
Associate, Property Management
As a Property Management Associate, Andrew Perry oversees the operations at FoxRock’s South Shore and Rhode Island portfolio. He has 7 years of real estate management experience in the Metro Boston and Rhode Island areas. Andrew, a Connecticut native, received a bachelor’s degree from the University of Connecticut. He enjoys modifying, tuning, and racing high-power street cars.
As an Accounting Associate, Joe Silvestro handles all of FoxRock’s Accounts Payable, ensuring that all properties are up to date with their billings. Joe also maintains strong relationships with our vendors. He is a graduate of the University of Massachusetts Boston and enjoys playing basketball. Joe recently moved from Quincy to Cohasset with his wife Vicky.

As FoxRock’s Design and Construction Associate, Matt Tharion is involved in the entitlement, design development and construction of all projects. As a Senior Project Manager at Plumb House, Inc., he was responsible for over 1,200 multi-family units including: the Atmark with Cabot, Cabot & Forbes, and The Mastlight with John M Corcoran & Co. Matt received a bachelor’s degree in construction management and a minor in business administration from Fitchburg State University. Matt lives in Boston and is an avid snowboarder and golfer.
